Cost Estimating

HCR is a full-service construction cost consultant with a ton of experience on projects involving complex building, structural, mechanical, electrical, and communications systems.  We provide our clients with detailed quantity takeoffs and accurate pricing from schematic narratives through final construction documents.

HCR maintains its own database of current and historic estimating data including labor, material, and equipment costs for all types of construction projects.

HCR routinely prepares hard bid estimates for builders and subcontractors.   We also provide estimates for architects, engineers, real estate management firms, government agencies, developers, and private building owners, all over the country and around the world.  Other estimating services include life cycle costing, cash flow projection, cost modeling, change order management, job order costing, and best value analysis.  Our estimating staff has worked on everything from an $800M secure intelligence data centers to $40K shopping mall fit-outs… what can we do for you?

Commissioning

The goal of commissioning is to verify that a building’s energy related systems are properly installed, calibrated, and perform according to the owner’s project requirements, basis of design, and the construction documents.  Some of the benefits of commissioning include reduced energy use, lower operating costs, improved occupant productivity, and reduced contractor callbacks.

ASHRAE and USGBC strongly suggest that a new professional, the independent commissioning agent, be a part of the HVAC project process.  Hummer Construction Resources is a professional member of the Building Commission Association and is LEED Certified.  We have provided commissioning services for higher education facilities, condominium conversions, office buildings, adult detention centers, and historic renovations.

Owner's Representation

HCR provided weekly on-site inspections on the owner's behalf at Dabney S. Lancaster Community College for the renovations of Scott Hall Library.

The traditional method of design, bid, and then build as a construction process is changing dramatically.  The practice of simply hiring an architect to design and selecting a “low bid” contractor to build your project are disappearing fast.   HCR offers comprehensive Owner’s Representation services as a cost effective process for timely and quality project delivery.

Our team has the “hands-on” construction experience to provide real world solutions to the everyday challenges that owners, architects, engineers and contractors face throughout the construction process.  From initial concept to project closeout, HCR assists our clients by closing the issues gap between designer and contractor, coordinating the construction process, and being a strong advocate for the owner to insure that your needs and expectations are met… after all, it is your project.

A facility assessment begins with infrastructure data, gathered by trained field technicians during onsite surveys and used to identify architectural, structural, mechanical, electrical and plumbing conditions; what is new, old, good, bad, broken, nearing the end of its life, missing or inadequate.  HCR has teamed with a group of dedicated construction professionals to help building owners identify the hidden dynamics and interactions between their building shell, HVAC system, and other building components.

Our goal is to identify opportunities for cost effective improvements so we can provide our clients with multiple benefits… energy savings, improved indoor air quality, mold and moisture remediation to name a few.  HCR has performed these services for higher education campuses, manufacturing plants, courthouses, and office buildings.  Architects and engineers have used HCR to survey existing buildings before they begin renovation projects, to identify which building systems need to be replaced or upgraded.  Once we finish the assessment or survey, we can provide replacement cost estimates and life cycle analysis so our client’s can make informed decisions.

Claims / Change orders

•Schedule/Site Impact Studies

•Original Bid/Scope Analysis
•Labor/Management/Quality Issues
Industry giant Turner Construction asked us to assist them with a $14.3M claim for changes a
mechanical contractor had filed on one of their projects. We were able to help them negotiate a

$7.0M settlement at arbitration for a fee less than 30K... That's value!
